INVENTORY REPORTS

An inventory report is a report that can be compiled by the landlord or their agent prior to commencement of any new tenancy. After this report is compiled a check-in report is compiled thus notifying the new tenant what the condition of the property is in. This check-in report can then be compared to the check-out report when the tenant decides to vacate the property. A fourth report that can be compiled, but isn’t a necessity, is a mid-term or interim report, this report can be compiled at anytime between the tenant moving into or out of the property, an example could be after 3, 6 or  9 months or at any time when the landlord or tenant so requires it. All these reports should include all those items that are to be included in the tenancy and note any damage existing. The check-in, check-out and mid-term reports should also include extra details such as the meter readings of the gas, water and electric.
